Equity for everyone
    Equity has often been out of reach for large portions of the population without many years of savings or a rich uncle. Renters in a Rise building can build equity without the massive barrier to entry. This equity is portable; renters can easily move their tokens to a different RISE property when they want to move.
    Owners don’t always have it easy either. They are often trapped in many years of high payments reducing their quality of life. Partnering with Rise, they now have the option of gaining instant liquidity while providing better options for their tenants.
    
    We will continue to be visible in our growth and be present for our investors. After ICO we will release our platform/wallet.
We will start to acquire properties to show proof of concept. The properties that are purchased will have a property manager with already built in tenants. All tenants will become a part of the RISE housing ecosystem and will start to receive tokens for things like paying their rent on time! We will continue to acquire properties and provide equity to multiple renters in progressive cities and countries. Eventually, in phase two we will able to blanket property with partnering landlords, offering them the Rise Housing ecosystem to their tenants for a franchise fee paid by the owner of the building.  
    RH will have a platform where you can use RSE to purchase portions of a property. In  our ecosystem, you can own parts of a property by purchasing tokens from a tokenized property. When you gain equity on our platform, you can use our equity projection feature to help you get one step closer to a down payment for a home. This
feature will help you strategize your investments by allowing you to put in an amount you would like to invest each month,  and it will show you a projected returns for the next five years.
    Rise Housing is changing the way everyone can access equity in the real estate market while helping property owners gain
liquidity faster and more cheaply by disintermediating the process of property buying and selling. By tokenizing real estate assets,
we are taking the most used asset class - shelter - and making the returns from that asset available to everyone, without a
credit score and without paying interest fees.

for a down payment, and change the way they live, rent and own forever.

Social impact isn’t just something that makes us feel right, it is good business, and it keeps our
coin circulating.  
    Rise will be using blockchain technology to create an ecosystem on our platform. We will be tokenizing buildings utilizing the RSE which is an ERC20 token on the Ethereum network. Our platform will allow registered RSE holders to purchase portions of assets that we’ve tokenized to gain access to equity. We’re using an atomic swamp technology, so your token becomes more stable once you purchase portions of an asset. When you sell portions of the properties you have acquired, it is
sold back as Dai token that is as stable as the USD.

Dividend program will spread out RISE tokens that are released from escrow that has a contract to the only release when we acquire
a new asset. The escrow contract will release $1 worth of Rise Token (RSE) will be released for every $1 spent on the closing of an asset.
THE RISE ADVANTAGE
1. We take real-world analog real estate assets and split them up into digital tokens, known as Rise tokens. This process is called tokenization, and it is the fundamental mechanic of the Rise Platform. Each token represents a fixed amount of a real-world real estate asset, making ownership more affordable than traditional mortgages and more liquid all-cash purchases. 
2. The Benefits of Tokenization Tokenization is all about accessing equity and liquidity. The Rise platform allows asset owners and investors  to easily trade tokens linked to tactual real estate. The tokenization process splits each asset into a fixed number of Rise tokens, which can then be sold by owners to gain liquidity, purchased by investors to buy equity, and allocated to tenants to reward on-time rent payments. Each of these cohorts -- owners, investors, and tenants -- benefit from the virtuous cycle of the Rise Platform.
Investors 
    Rise token holders benefit from being exposed to the price of real assets in real estate. The value of these assets totals $217 trillion globally, with residential real estate making up 75% of that. With the Rise platform, users can purchase tokens linked to the price of real estate assets with low transaction costs, full transparency and complete security. 
Owners
    Asset owners have unique needs -- and the Rise Platform was built to offer owners the ability to liberate liquidity in their assets. By tokenizing a property, owners can offer all or part of a property up to investors, creating a controlled liquidity event that has never before been possible. And for those who also manage their properties, the Rise Platform also incentivizes model tenants. When buildings have lower turnover thanks to tenants with an owner’s mindset, the underlying asset is more valuable.  
Tenants
    Outside of rare ‘lease-to-own’ arrangements, tenants have traditionally never been able to access equity in the properties they rent. They have no stake in maintaining the property, and rarely have an ‘carrot’ incentive to pay rent on time (it’s usually a ‘stick’ in the form of a fee). Giving Rise tokens to tenants builds loyalty and ownership in a property’s tenants. In addition, there is a massive mobility benefit for tenants to gain access to real estate equity -- one of the surest ways to reach the middle class. 
3. Simple, Affordable Access to Real Estate Equity By tokenizing and selling on the Rise Marketplace, asset owners can unlock the value of their assets and gain instant liquidity, with minimal transaction costs. This liquidity creates access to equity on a global marketplace that never existed before. Investors can now purchase a piece of equity without a large lump sum upfront. They don’t need a downpayment or stellar credit. They can build equity over time. And investor-tenants are rewarded for their positive contributions to the health of the building through the Rise token.
4. Reduced Transaction Fees
    Another issue is that high transaction costs increase the barrier to liquidity for both commercial and residential real estate markets, essentially locking an asset up.Middlemen and other service providers take a significant chunk out of an asset’s purchase price, reducing the profitability of a sale.
5. Trusted Service Vendors
    Rise’s asset tokenization process will be facilitated by independent service vendors: appraisal firms, insurance companies, trustees, and law firms. Each must meet stringent criteria to qualify for access to the platform.
To be registered on the Rise platform, service providers will have to meet strict admission criteria ensuring their reliability and quality of service. As long as a vendor meets the named criteria, asset owners may select a service vendor of their choosing rather than from the list of registered providers. 
6. Eliminating Fraud and Asymmetry
    The issue of information asymmetry between asset owner and buyer is the leading cause of significant market erosion. This uncertainty can increase transaction costs and affect valuations.
    Fraud is another issue that plagues the financial sector. Artificial inflation and a poorly informed market led to a lending frenzy, a bubble bursting, and numerous lawsuits and regulatory revisions of the 2008 crisis. In 2016, the largest private loan marketplace, Lending Club, lost 80% of its capitalization after investors recognized fraudulent records in its loan database. Internationally, the UK-based lending website Funding Knight, filed for bankruptcy in the same year after it ran out of cash due to its non-transparent activities.
    Even with automated monitoring and back office employees monitoring the movement of money, fraud is still a significant issue in the financial sector. This is in large part due to separate, isolated databases and hard copy data that prevails across the global industry. Blockchain technology makes trustworthy data available to all authorized parties prior to the transaction. This provides greater certainty of the data’s truthfulness. Armed with this security, we are able to reduce the risks associated with asymmetric information and fraud. This enhances confidence on all sides of the transaction.

    RSE will be tied to actual assets acquired by Rise Housing. Tying them to assets will give
    it a real-world use case. RSE has a progressive dividends program that is stable to USD. With the limit in circulation from our escrow
contract, it will create a stable supply in the open market. When Rise Housing acquires more properties, it will grow demand for RSE.

    Our targeted exchanges for RSE are Poloniex, Binance, and Bittrex.

    RSE circulation will be limited by the escrow contract which will create more demand and also replenish the supply.

    All coins are released, but not all are circulated. An escrow account will hold a majority of RSE tokens under a contract that only releases tokens to property owners who tokenize their building with Rise Housing. For each $1 spent on acquisitions,
we will release $1 worth of RSE from escrow holding to tokenize the building.
